Using my connections to offer commercial financing that banks can't. Am I a Great Guy or what?

This is unique. There are only two people in the U.S. offering this program, and I am the Western U.S. guy. I guess it pays to go hiking with a rich genius for many years, and convince him to trust me. Due to the very, very, unique nature of this program, we can only offer a few fundings of this nature per month.

Here's what you can get: $3-5 million dollar unsecured business lines of credit with no proof of income required. Min. 720 Fico and less than 30% utilization of credit lines. The more money in the bank or assets that you have, the better.

We can guarantee $2.5 million in funding, and if you are reasonably solvent,  you may get up to $5 million. If you don't have good credit, you may hire an interim CFO, or go throught credit repair. The buy in for this is $150k plus fees.

Startups are fine, tire kickers are not. If you are not willing to front $150k,  (you'll have ample chance to check references and do your due diligence), and assume a few hundred thousand in debt in order to have access to millions in capital.........well.......sorry, but I don't want to know you. These are available to people like me who took the time and effort to spend five solid months calling around the country to find folks who will still lend on these types of deals, and who also happened to live in Tokyo many years ago and make friends with some very, very, wealthy and connected people.

-Hard Money commercial loans up to $3 million at close to bank rates and fees. This means the lender doesn't care about your credit or income, just your equity position in the property.

-Apartment loans up to 80% loan to value.

-Purchase or construction loans up to 90% LTV of total project costs, including soft costs. Owner occupied only. This is ideal for small to medium size companies.

-Business acquisition/Franchise acquisition loans 10% down payment, no prepayment penalty, up to $1 million dollars.

-90% Stated income (no need to prove income). Up to $1 million. Only 25% owner occupied required (SBA loans require 51%)

-100% financing for office expansion for second office for business professionals, (Doctors, Lawyers, Accountants). Rate Prime + 1% - 2.50%

-90% financing for office condos to $5 million. Rate Prime + 1% - 2.50%

-Church loans 6.9% fixed rate. No pre payment penalty, no guarantors required.

-Factoring: If you have a company with a history of credit card reciepts, or have a written commitment for an order from a major player, you may be able to get a 100% advance on the last six months of credit card receipts. or the expected income from the order. The fees for this are probably, the lowest in the country for this service.
